How is home loan EMI calculated?

Equated Monthly Installment (EMI) is calculated using the reducing balance method. The formula is EMI = [P × r × (1 + r)^n] / [(1 + r)^n - 1], where 'P' is the principal, 'r' is the monthly interest rate, and 'n' is the number of monthly installments.

Crucially, in the early years of a home loan, the EMI goes primarily toward interest. As the principal reduces, the interest component decreases and the principal repayment increases. Understanding this 'amortization' helps in making decisions about loan prepayments, which can significantly reduce the total interest burden over the tenure.
